Booking Conditions
1. Contract
The contract will be between the customer and the owner but will not exist until a signed/emailed booking form, together with a non-returnable 20% deposit has been received. Once the booking is confirmed, the balance will be due at least 28 days before the start of the holiday commences.
2. Cancellation
If the customer should have to cancel the holiday, the owner will make every effort to re-let the property but otherwise the customer will be liable to pay the full balance. CUSTOMERS ARE STRONGLY ADVISED TO TAKE OUT INSURANCE IN CASE OF THIS EVENTUALITY.
3. Security Deposit
This is a deposit payable with the balance for the property booked, to cover loss. damage and additional cleaning of the property if it is left in an unsatisfactory condition. This will be refunded less any charges, on return of they keys. This deposit is £50 for one week, plus £20 for additional weeks.
4. Pets
Up to two well behaved dogs will be permitted at a charge of £5 per dog per week. Please ensure that pets are kept off furniture and away from the upstairs rooms, bearing in mind that subsequent visitors may not be pet owners. Please also refrain from allowing your pet to litter the garden, this can cause damage to the lawn and is unhygienic for children and adults alike if they want to use the garden to sit in.
5. Keys
Keys are usually obtained from the cottage keysafe and should be left and locked back up in there on departure. The key safe code and instructions on how to access the safe will be emailed to the guest approximately 2 days prior to the commencement of their stay.
6. Linen
On receipt of the final balance payment, guests will be asked what the bedding requirements will be for their stay We can provide all bed linen (duvets/pillows etc) or just the basic fitted sheets so that guests can bring their own, whatever guests are comfortable with. We of course fit mattress and pillow protectors to all those provided, but please ensure if you have children who may have accidents, that you bring sufficient protection to protect our beds. Thank you.
We do not provide hand/bath/beach towels.
7. General Conditions
a. Only the maximum number of persons and animals shown on the booking form may occupy the property and under no circumstances may the booked holiday period be extended beyond the initial booking except by prior written agreement of the owner.
b. Any complaints regarding the condition of the property must be taken up with the owner within 36 hours of arrival. Under no circumstances can compensation be made for complaints after the tenancy has ended.
c. Tennants are welcome after 2.30pm on arrival day and must vacate the premises by 9.30am when they leave. Please ensure these times are adhered to and customers are asked to please leave the premises in a clean and tidy condition.
8. Smoking
Smoking is not permitted inside the cottages, however guests are welcome to do so in the garden/patio and dispose of any butts in the bins.
9. Amendments to a booked week
Changes to the dates of weeks already booked, may be considered at the owners discretion, dependant on timescales/time of year. An administration charge of £40.00 must be paid before any change is processed.
